How to Get the Best Home Loan Rate

Maintain CIBIL Score 750+

The single biggest factor in getting the best rate. Pay all EMIs and credit card dues on time. Check your CIBIL score 6 months before applying and fix any errors.

Lower LTV = Lower Rate

A higher down payment reduces your Loan-to-Value ratio. Banks often offer better rates for LTV below 75%. If you can pay 30–40% down, you'll typically qualify for a lower rate slab.

Compare Processing Fees

The interest rate is not the only cost. A bank with 8.40% and 1% processing fee may cost more than one at 8.50% with 0.25% processing fee on a ₹50L loan. Calculate the total cost of the loan.

Consider a Balance Transfer

If your existing home loan rate is above 9.50%, explore balance transfer (refinancing) to a lower-rate bank. Savings in interest can far outweigh the switching cost after 3+ years of your loan term.

Women Co-applicants Get 0.05% Off

SBI and HDFC Bank offer 5 basis point concession when the primary applicant or co-applicant is a woman. Small but meaningful over a 20–30 year tenure.

Floating vs Fixed Decision

With RBI in a rate-cut cycle, floating rates are currently attractive. Fixed-rate loans are safe if you want certainty, but typically priced 1–2% higher than floating rates.

Frequently Asked Questions

Which bank has the lowest home loan interest rate in 2026?
Among major banks, PNB and Bank of Baroda offer the lowest starting home loan interest rates in 2026 at 8.40% p.a. SBI starts at 8.50%, while HDFC Bank, ICICI Bank, Axis Bank, and Kotak Mahindra Bank start at 8.75%. The actual rate you get depends on your CIBIL score, loan amount, income, and loan-to-value ratio. Borrowers with CIBIL 750+ typically qualify for the lowest slab.
What is the EMI for a ₹50 lakh home loan for 20 years?
At 8.50% p.a. (SBI's starting rate), the EMI for a ₹50 lakh home loan over 20 years is approximately ₹43,391 per month. At 8.75%, it rises to ₹44,233, and at 9.00% to ₹45,085. Use the EMI per lakh table on this page — multiply the per-lakh EMI by 50 for a ₹50 lakh loan.
What CIBIL score is required for a home loan in 2026?
Most banks require a minimum CIBIL score of 700–750 to approve a home loan. To get the best (lowest) interest rate slab, you typically need 750 or above. With a CIBIL score below 650, home loan approval is very difficult from major banks — you may need to approach HFCs (Housing Finance Companies) which have more flexible criteria but higher rates.
Is home loan interest rate fixed or floating?
All major bank home loans in 2026 are floating rate loans linked to an external benchmark — either the RBI Repo Rate (External Benchmark Lending Rate, EBLR) or the bank's own internal benchmark. Floating rates change when the RBI changes the repo rate. Fixed-rate home loans are offered by some HFCs but are usually 1–2% higher than floating rates. Fixed rates offer certainty; floating rates benefit when RBI cuts repo rate.
How much home loan can I get on my salary?
A general rule of thumb: banks allow EMI up to 40–50% of monthly net income. For example, a monthly salary of ₹50,000 may qualify for EMI up to ₹20,000–₹25,000. At 8.50% for 20 years, an EMI of ₹20,000 corresponds to a loan of approximately ₹23 lakh. Higher-income applicants with no other EMIs can often stretch to 55–60% EMI-to-income ratio. SBI and some banks use 'Net Take Home Pay' (post all deductions) as the base.
What is the maximum LTV (Loan-to-Value) for a home loan?
As per RBI guidelines, the maximum LTV for home loans is: (1) Loans up to ₹30 lakh: 90% LTV; (2) Loans ₹30 lakh to ₹75 lakh: 80% LTV; (3) Loans above ₹75 lakh: 75% LTV. This means you must fund at least 10–25% of the property value as down payment from your own sources.
Can bank employees get home loans at a lower rate?
Yes. Bank employees are eligible for staff home loans at significantly reduced interest rates — typically 1–3% below the market rate. SBI staff home loans start at around 7.00–7.50%; other banks have similar concessional rates under internal staff welfare schemes. Staff loans are not publicly advertised and are available only to confirmed employees of the bank.
